For example, rather than pricing your service for the year, “Our monthly newsletter is only $39 for the year.” Instead, try “Our monthly newsletter is only $3.25 per month.” If you accept credit cards, it’s very easy to set up reoccurring monthly charges that are billed to your subscribers without having to intervene every month beyond the initial account set up. The upside to offering your subscription on a monthly basis is that you can now market a $3.25 headline versus a more expensive $39 headline, i.e. you’re able to offer services at a more affordable rate without slashing prices.

ANOTHER EXAMPLE
Here’s another example. Just last night I was on the phone with a potential marketing client. As a small business owner she’s trying to get some marketing help and is on a tight budget. My standard hourly consulting fee is $225, which is not always appealing to some businesses. However, in trying to work within her budget I suggested that my services could be more affordable for her if she allowed me to help her through email instead of face-to-face or on the phone. Let’s face it, when you’re on the phone with a client it takes longer to accomplish what you’re doing since you’re not only answering their questions, but you’re building a relationship and talking about unrelated topics. It’s difficult not to. In fact, you should! No matter what type of consultant you are, building a successful business is not about the initial sale, it’s about establishing a long-term relationship with customers.

One-off sales don’t lend themselves to growing a profitable business; rather, deep customer relationships do! However, since I was able to establish a trustworthy and comfortable relationship with my prospect on the phone, she thought my marketing services through email would be a win-win. Did I slash my prices? No, instead I found a more efficient way to offer my services, whereby I could offer them in less time and therefore, my client will pay less money. This strategy could work for business coaches, fitness experts or personal chefs, when the latter prepares meals in her home rather than in a client’s home.

TACTIC #2 — Create tightly niched product or service offerings. For example, if you’re operating a personal concierge service, rather than just offer errand services at $25 an hour, try prepackaging specific errands with associated lower pricing. Why? Because you can offer a more aggressive price when isolating your fee to one particular service. If your customer challenges your reduced price as compared to your higher hourly fee, your response is simply, “I’m able to offer this lower packaged price because of economies of scale. While I’m out delivering your bundles to the Post Office, I’m also delivering packages for five other customers.” Ultimately, your customers will never know how many other customers you’re delivering for that day; however, the key is not to simply slash your pricing because you believe that reducing your prices will bring you more business. The key is to provide consistent and professional pricing practices.

P.S…Yes, business is slow for many entrepreneurs right now; however, be cautious with your pricing methods. Don’t simply slash prices; instead incorporate long-term and short-term strategies that are always complementary to each other. If you offer a product for $15 today, then again at $35 six months from now, you must have your reasons in place, otherwise you’ll aggravate your customers.

So…you have joined a Network marketing Company, and you are truly excited. Or maybe you have been in for a while, and are looking for greater things to happen in your MLM business. This is normal, as you always want to create a Success Structure within your organization. If you do, your MLM business will have a greater chance of succeeding huge.
But then, as you go along, you find out some things that really bother you. And they help lead you to one HUGE mistake. What are those things?

1) You never knew your friends and family could be so unsupportive and negative.

This is such a big disappointment to many folks,as you really want your friends and family to support you at least by ordering some product, and positive statements.

But that doesn’t seem to happen very often for many folks in Network Marketing, as a lot of their friends and family do the opposite. And they try and tell you you should do the same thing.

INFERNO Secret:

In MLM, you are swimming upstream. We are the “Salmon on the world.” We are swimming upstream towards Success, while the world is flowing downstream or opposite of us, towards struggle and survival. That is just the way it is. And we often make the biggest mistake in MLM because of this.

2) You find out that most of your friends have already given up on doing anything great with their life.

This one is a real bummer. You want the best for your friends and family, but it seems that they already have given up on doing anything that smacks of greatness in their life. They make excuses for all that they do not have or do, and then politely put you down many times for wanting to do better. And many times, you have a tendency to listen, as they truly sound sincere and caring.

That is one that I personally went through, and it hurt, as many of my friends today still live a mediocre life, when they could have had an Extraordinary life. And this tremendously influences people to make the biggest mistake in network marketing.

3) The world actually is more focused on “getting through the week”, instead of giving what it takes daily to get the week to give to you what you want.

Getting through the week is a great past time for a lot of folks, and nothing wrong with that. But if you have the talent to succeed massively, and don’t use it, and end up with a life that is not what you really wanted in life, you have no right to complain. You have allowed yourself to be deceived into thinking that this is how life is supposed to be.

This bring us to the Biggest Mistake made in Network Marketing:

Thinking that being average and mediocre is how life is “supposed to be”, and even though you gave MLM your best shot, you return to the life and way of thinking that you had, as this is the way it is “supposed to be.”

The 3 biggest thieves in MLM that has ever existed are the words “Supposed to Be.” These words have helped more people give up on their dreams than any other thing I have found.

And it is a HUGE mistake to buy into those words and their poisonous influence.

WHY?

Giving up on your dream is NOT how it is “supposed to be,” for you, but is ONLY how it is supposed to be for others –that have already given up on their own dreams.

You should NEVER give in, give up, or give out! You should GIVE MORE!

Give more Belief to your dreams in MLM.

Give more Action to your dreams in Network Marketing.

Give more Positive Thoughts to your dreams in MLM.

Give more Energy to your dreams in Network Marketing.

Give more Determination to your dreams in MLM.

Review Of Stephen B. Wiley’s First Book Of Poetry: HERO ISLAND

Poet Stephen B. Wiley’s first book of poetry, Hero Island, reflects tender snapshots and reminiscent overviews of various stages of his life as a youngster working on a farm in New Jersey, summer vacations spent with his family in Northern Vermont, and his positive stance on life.

His elegant command of language magically explores and brings to life such varied topics as the shovel we are reluctant to part with, city living, opening up of the summer cottage, shucking corn, Albert Einstein and world federation, and the more weighty experience as the death of a loved one.
All are composed with a great deal of introspection and with a sincere palette of words that are easily accessible to even the inexperienced poetry reader.

Particularly touching and one that struck home is “Going,” where Wiley portrays the passing away of his ninety-four year old father-something I personally just recently experienced with the passing away of my father-in-law. The ending of the poem’s unadorned spoken language poignantly describes his inner feelings:

“I knew father wouldn’t die
I bent over his bed though
and we embraced with a kiss
as he was going.”

Above all, Wiley’s strength lies in that his poems are characterized by a sense of wonder and nostalgia with which he imbues his reflections, that is neither sad nor frustrated, as is often the case with so many poets.
Moreover, descriptions are effortless and fresh, reverberating with vitality, as exemplified in the first two stanzas of his poem To My Hands:

“Yes, yes I do admire your solo work
how you throw a ball
write your name
tip you hat

And I’m proud that things are named for you
giving a helping hand
handing down your outgrown clothes
even handing over something you shouldn’t have”

Quite noteworthy is Wiley’s remarkable skill with language, perhaps attributable to his legal training. When I interviewed him and asked him how had this affected his poetry writing, his succinct reply was “words are the subject matter of law - spoken words and written words - and precision of language is most important. Poetry draws on the same strengths.” That just about sums up the poetic style of Stephen B. Wiley.

Although, I must admit that I initially opened Wiley’s book of poems with some trepidation, my only grumble, when reaching the last poem, was that I did not have enough of it. It is my hope that Hero Island only marks the inauguration of a long and creative career.

5 Tips for Increasing Rental Property Cash Flow - Part1

We’ve all heard about cash flow. The term that is most-used when speaking of rental property profitability. Cash flow is basically the cash that rental properties generate from various sources. The level of cash flow essentially evaluates the wealth of the property owner because even if a property owner owns 100 properties, the properties are worthless unless they are generating excess cash flow (cash after all expenses). Because of the importance of cash flow, below are five tips for increasing cash flow from rental properties.

1.) Raise the Rent -The easiest way to immediately increase monthly cash flow is too increase the monthly rent of one’s properties. When raising rent, tell the tenant(s) that the rents are simply following inflation. Just make sure that the rent increase DOES follow the inflation number, or one may have an upset tenant. Another excellent time to increase the rent is when an old tenant moves out and a new one is coming in. The new tenant most likely didn’t know the rent of the old one, and as long as the rent is fair, there should be no complaints.

2.) Cut expenses - Want more money but rents are basically maxed out to what the market is willing to pay? Well, quit paying the neighbor boy to mow the lawns for $10.00 each or save locks that are taken from apartments. Then one can use the old locks on other properties they own (Rotating locks is one term used to define this practice). Small expenses add up to make big ones. Don’t be a slum-lord, but at the same time make sure that priorities are set when fixing problems or updating properties.

3.) Utilities? - If one lives in a healthy real estate market, they should have no problem making the tenant pay utilities. In fact, this can give the property owner an advantage when marketing their properties because the marketed rent will be less than comparable properties up for rent. In realty the potential tenant isn’t saving any money (they’ll pay a lower rent, but also utilities), but that initial low rent will stick in their mind.

4.) Decrease Property Taxes - This option is possibly the most “out there” in terms of easiness, but there are properties out there that could easily qualify. What if one owns a property that was newer when they purchased it. Some time has passed and now the property isn’t near as nice, while many tenants in and out of it have left it less than newer. Well, the property owner can go to their local assessor and ask for the property to be reassessed. If the property is reassessed and the new value of the property isn’t near as high as the old property, the property owner’s property taxes will be adjusted to a lower amount and the property owner just lowered their tax bill and created more cash flow.

This practice can also work if the property owner feels that their initial tax assessment was too high, and that a new assessment would bear a lower property value

5.) Reduce Tenant Turnover - There is a lot of financial stress when a tenant moves out. Not because the property owner is in financial trouble, but now they must get a new tenant in the property before their next mortgage is due (if they don’t want to hurt their cash flow). Reducing tenant turnover eliminates costs of running ads to find new tenants, paying utilities while the property is vacant, as well as many other costs that a vacant property can create.

Cash flow is the result of many other rental property factors, but in the end cash flow must exist or the owner will eventually lose the property. The property owner must remember to keep a close eye on their cash flow and/or those that manage it for them. Getting sloppy and too busy to run the business aspects of an investment property can destroy an empire that surely took a plethora of time to build.

3. Envision long term. Unless you plan on rapidly growing your forum and then “flipping” it in a quick sale, you are better off looking at keeping your site for many years. Yes, in the land of the internet, everything changes so rapidly; still there are forums that can and do thrive the longer they are online, with proper management of course!

4. Reward your core constituency. Chances are your site is dominated by a small group of people who post regularly and are generally most helpful overall. Consider having a private forum viewable only to them on your site. Out of this group will likely come your moderators; run contests for this group only. Find advertisers to fund the prizes.

5. Ignore the squeeky, vocal minority. Yes, there will be the small amount of people — usually less than 10% of your members — whose demands on your time far exceed what is normal. As much as it cuts against the grain for some administrators [heck, you are all about helping people, right?], you must cut them loose. You need not do it directly, but by not promptly answering their questions they will either figure things out themselves or move on.

6. Be well funded. Have a treasure chest or Paypal donation box on your site to welcome contributions. Run banner ads and join a successful PPC program. Find an advertising plan that works well for you. Seek grant money if your site is geared toward helping raise awareness about a particular health or social issue. You want to reap some monies from your site and you should pay yourself for your hard work.

Not all forums are meant to succeed on the internet, nor should they. The successful sites are well managed and positively impact members and guests far beyond the internet. If you have one of these sites, congratulations and good management to you!
